bought a house in the past 30 years. I need somebody who knows the providence market and respects my modest budget. Do I just grab the yellow pages, or is there a better way?

If you are still seeking a great agent, I am right here. I will be happy to meet with you and pre qualify you for a loan. I will also show you as many properties as you desire. Always find an agent that you like, that is patient and that is always happy to answer any questions even if you call at 8 pm. You should also make sure that this person is not working with dozens of others or has too many listings. You need to spend a lot of time choosing the perfect home for yourself and your family. If you find an agent that is too popular they will be overextended and will cut your time to suit their schedule. It should not matter if an agent has few homes, This may mean they sell them quickly or that they spend a lot of time with buyers. Let me know if you are still looking. There is so much information available to us these days that it can make your head spin.
When I bought my home, I was not a Realtor. I went to the neighborhood I thought I wanted to live in and found the weekly local paper that was free each week. I looked at the agents that had recently been "agent of the month" this was good there were three.. local agents that month. (different companies)
I then saw that two of them had open houses that weekend and I went that Sunday.. not to buy that particular house, but to "interview" them on the spot. It worked. I could not stand to be in the room with one agent and the other was very nice, not pushy, and very informative. So I called her to help me see some homes and she worked out perfectly.
I would look in the local paper, find agents that are salesperson of the month, or go to an open house and speak with the person that is working, there is a lot ot be said for personal interaction. That way you can see if you are comfortable with the person that is about to help you make a big decision.
I would also review a number of agents here on Trulia.. you can read posts and get a feel for people that care about what they do.. it should come through.

Like everyone else has said interview agents by asking alot of questions,also ask for references of past clients. You should feel comfortable with your agent, after all you will be spending some time with him or her in the next few weeks. Whether you are spending 100.00 or 1,00,000.00 your agent should value your business enough to respect your budget. Providence is a wonderful but tricky city, there are many great areas that allow you the luxury of living 5 Mins to some of the world's most famous resturaunts while still enjoying a peaceful backyard and on treelined street. Hi Beth,
All of the advice below is perfect. The best one is that you really want an agent who is willing to work with you to get to a place where everybody wins and nobody walks away with a sour taste in their mouths. I actually owned a restaurant off of Admiral Streeet, so I am quite familiar with the area, down to the street. You can find some really great areas in Providence, if you are willing to look and do some research.

Sites such as Trulia, Active Rain and Linked In are good resources. Interview a couple of agents to see who is a good fit for you. Also, be sure to ask about their buyer agency contracts so you know if you are going to be charged anything.

The best way is to ask around, but as you stated nobody has used one that you know. In your case, I would interview as many as you can. Sit down with them and talk about what your needs and wants are. See how they respond. A good agent will work with you, not just for you. There are alot of good agents out there. Take your time, you'll find the right one for you.

If you have a friend or co-worker, someone that you trust, ask them if they know a good agent, someone that they would refer. You must ask everyone. If they say yes, then exchange an email or two with the agent. Meet for coffee, talk about what your looking for in an agent. See if they are really listening to what you say and want.
If you get a couple referrals, great! Email them all and select the smartest, not the one that knows everything, but the one who you trust will get the right answers for your needs.
By referral is always the best!!!!!!
