You need to get in touch with an agent that is knowledgeable of both, commercial and residential real estate. The property/land will most probably have to be zoned commercial, and the type will depend on what kind of business you wish you run. In order to help you your agent will be asking for some more information, including the kind of business you wish to run, area, size, etc...

I have been a commercial real estate attorney and agent for nearly a decade and have been involved in over $100M in transactions in the last 12 months alone. I can certainly help you identify the available properties that meet your needs.
We can find those properties for you. What price range would you like to invest and what areas area you willing to consider?

It is easy to search for workshops, extra garages, casitas, guest houses etc on a Realtor search. You won't get that capability on a search on the MLS such as Realtor.com. What you want to do is allowed in any R-43 zoning...a home based business, such as you described is allowed. You could also just search for a house on an acre with R-43 zoning and put up your own building. I currently have 2.5 acres available with a manufactured home and a 10X14 Tuff Shed with electricity that might work in about the same price range. Or contact me and I can set up a search for you in the areas you want, and can have it updated with new listings sent as often as you want through my automatic update capabilities.
If you are going to use a realtor tell them what you want and allow them to have the headaches.
