How can I find houses for sale that are not listed in the MLS? I have well qualified clients who are ready to buy.

A good idea might be to place a local ad in the neighborhood or community newspaper stating that you have qualified buyers and their specific needs.

Give me a break! Talk about chumming the waters. This is a rather overt way of asking the naive potential home seller to call him.

If a real estate agent does not place a property on MLS, it is for the obvious reasons unless instructed by the Seller.

Just curious why you want them off MLS, sellers market or overwhelmingly overpriced inventory?

The other thing you might do is contact Realtors that specialize in the area that your clients are looking in to see if they have any pocket listings. In addition they may have clients who are considering listing their home but just aren't ready to put it on the market quite yet. Good Luck!

If your clients have narrowed down to a specific neighborhood or two, drop letters in the neighborhood and/or door knock it. In your letter, provide some specifics about your buyer's qualifications, wants and needs in the property they're seeking and which items, if any are negotiable.

Because so many letters like this are for the purpose of trolling for listings and there's no real buyer, you have to overcome people's natural suspicions about letters of this type. You might even say that if potential sellers already have an agent, to have the agent contact you to arrange a showing.

Authenticity is the key along with confidence that when the right home comes along, that your buyer is ready to buy and to do so at market value.
