Other buyers have said it benefited them to obtain a line of credit in Canada and draw on that to pay cash for the home in the US. That helps them defend against any large currency fluctuations between the CDN & US dollars. ie unplanned increases in their monthly payment.

The easiest way is to take equity out of your Canadian home (assuming you have a clear title or close to it) and purchase here with cash. You've been given some options for an American mortgage, below, but if those don't appeal to you, talk to your Canadian banker. There are also a lot of considerations regarding foreign exchange costs, that are hard to quantify at first, but I have a contact in Canada who does exchanges to US currency that will cost you much less than the banks will charge. It is a foreign investment firm and that's all they do.

I work with several lenders who write mortgages for non-US citizens wanting to buy a vacation home in Arizona. Each lender has a different program in regards to amount down, etc. I would urge you to check with a couple of them to determine which plan works best for your needs.

There are a few ways to purchase a home as a Canadian and get approved for a mortgage down here in Arizona. I am working with 3 Canadian buyers right now who have all been approved through a lender that I work closely with. As a Canadian now living in Phoenix I have worked with many in this situation.
