How are townhome rates in King of Purssia?
I am looking for a fairly new townhome to buy but the rates I've seen these past couple of months are scary. They keep falling down.. What is a decent price for a 3bed 2.5 bath townhome that is less than 10 years old?

The newer townhomes are in the low to mid 300's in KOP. Depending on your commute, you could get mid 200's in the Collegeville area. Good Luck! Any Questions? Visit me

If you are hooked on buying a townhouse you will have many choices and you should be able to determine your own price within reason. I advise you to find a few homes you like, 1-5yrs old. Preferably with a deck,finished basement,gargae,upgraded kitchen and 2.5 baths and finished landscaping and let the negotiating begin. Make an offer on the one you like best (2-7%) under asking. Negotiate up from there not to exceed your pre-determined limit. If you don't get the offer accepted go to your next favorate property and do the same thing. There is a new townhome complex in KOP. They are 3 bedroom 2.5 baths, ~2150 sq. feet and they have a great starting price of $334,900. This is a great value. Let us know if you would be interested in hearing more.

In the King of Prussia area you will see prices in a range of $290-350. Some will be outside that but it gives you an idea. As far as value goes, the prices for homes that have settled recently are about the same as comparable homes that settled last year. We have noticed it has taken longer to sell some but when they do the value holds relatively steady. We think it is important to point out that some homes currently active on the market have dropped their price significantly to a point where they should have started at. Unfortunately, that is a flawed strategy when trying to sell a house in a buyers market.
Sit down with your buyers agent and talk about what you want and need in a home. Then, once you have found some possibilities, talk about the market conditions and how they could affect you moving forward. Look at the comps for that neighborhood. Keep in mind that an asking price is just that; you can offer what you feel is suitable. If you have not yet chosen an agent to represent you, contact us.
