Castro Valley schools are outstanding. That's why you will not find 2,000 sq ft homes for under $350K. Decent homes go for $250-$300 per square foot range. Palomares Hills is gorgeous with some awesome bay views. Jensen Ranch Elementary up on the hill is one of the best in CA. Good luck.

The schools are very good. I went to CVHS myself. I would recommend that you stay open to non-foreclosures as well. You don't really get good deals on foreclosures. it would just be market pricing like everything else. If you want a list of the available homes, let me know.

You have a few questions here:

Q: How are the schools in Castro Valley?
A: My office is in Castro Valley and as such I know that Castro Valley Unified has some outstanding schools. However, it is actually divided into three separate school districts – you need to be careful that you end up in the District you want. Award winning Castro Valley Unified only covers part of Castro Valley – usually anything below I-580 is covered by Hayward, anything west of Cambrian is typically covered by San Lorenzo Unified Schools.

A: Good schools are reflected in property values – this is a constant throughout the Bay Area – as API scores go up, so do property values. If you want to be in the Castro Valley Unified region, you are going to have a hard time finding a detached single family home for $350,000 or less.

Q: How would one get access to the foreclosed properties listed on Trulia?
A: When you see foreclosed homes on Trulia, they are advertisements for ReatyTrac – not available listings as such. Any realtor has access to all the foreclosures in any given area that are actually available – they are all on the local MLS along with all other types of properties. They are also not “special deals” as many intimate they are – they are priced at market levels with everything else.

Schools in Castro Valley are top notch and as such, it is a popular place to live for people with school aged children.
