Hi Atul,

Personally I think we can do better as far as the monthly costs are concerned. Is this for a primary residence or investment? I work for the largest real estate company in NYC (Prudential Douglas Elliman) and would be glad to discuss options in that area.

In the end it is really your real estate closing attorney that will advise you of the financial stability or instability of the building. It is hard to acertain the true health of the building without the last 2 years of the building financials.

If you are looking to purchase in Manhattan, I suggest that you vet a qualified real estate professional to help you through this complex process, especially when there is a co-op package involved.
