Kathy, Home Buyer in San Jose, CA

How about the area along Oakland Rd, around Rock Ave?

Asked by Kathy, San Jose, CA Mon Mar 25, 2013

There's a mobile home 'Casa Del Lago', is it safe to live near it? Also, there's a railroad in parallel of the Oakland Rd. how often does the train come by? especially during night?

Follow Carls advice and review the links.

I had a client who purchased in a community not far from Casa Del Largo and she never complained about the train. Noise and crime is subjective, what is acceptable to one person may not be to another.

I suggest you talk with the Park Management at Casa Del Lago and ask about the train, you can also drive around the park and talk with people who live there, they are going to know more than anyone else can provide you.

I do know that Casa Del Lago is one of the more restrictive parks and make sure that buyers are more than qualified and maintain their mobile homes annually.

Overall, Realtors are prohibited by law from telling you whether or not any specific neighborhood is safe. It’s called “steering” and we are prohibited by our code of ethics and federal law from providing such information. Here are a couple posts that explain more:

Don’t Get ‘Steered’ in the Wrong Direction

However, we CAN tell you where to go to get information. In your case, for crime statistics, go to the following sites:

As for train traffic, you can go to a few different sources:

Thank you for the answer.
I understand a realtor shouldn't 'steer' buyers into any direction, I was hoping to hear from normal people you live from that area. However, I do notice that people who already own houses seldom come to trulia to speak up their problems:)
Anyway, thank you for your information, that's very helpful. I will continue my research:)

The area around Rock Ave / Oakland road is reasonably safe - since there are some high profile properties and condo complexes nearby. I cannot comment about the mobile home in particular - esp. with regards to safety. There is a low income apartment property nearby - which could be a good or a bad thing.

The railroad track nearby is a siding track. There may be an occasional freight train - maybe once in a couple of days, otherwise it should not be any bother.

In addition to checking the public crime statistics websites, spend some time in the area and talk with people. You can learn a lot about what people like about the neighborhood and what they see as problems.

Raw statistics are better than nothing but spending time talking to residents is better. Visit parks, go to neighborhood grocery stores, etc.
