Houston Metro - Fixer-upper neighborhoods or opportunities?

Any solid or up and coming areas for cosmetic fixer-uppers, single family homes ( not condos ) or 2-4 unity buildings? Is there an "old Houston" with say older, say Victorian type properties. I am looking to relocate and would like to find agents who could introduce me to these type opportunities.

The main area of Houston that has Victorian style homes available as fixer uppers is known as the Heights. It is located 2 to 5 miles northwest of downtown Houston. In this area, there are many opportunities still out there to rehab older homes. In other areas of Houston, many investors are buying foreclosures and rehabbing them. I am going to be listing a home in the museum area next week that is a fixer. It has generous closets, large rooms, big kitchen area, etc. It was built in 1941 and is a one-owner home. It's an estate sale, and there are no repairs being done. The landscaping is fabulous and includes a pond in the backyard. The remodeled bungalows in this area sell for half million and up, depending on the lot size. This area is quite convenient to downtown, the medical center, Rice University and Greenway Plaza. I'd be happy to help you see this property!
