House on a busy street in subdivision, go or no go?

Asked by Namanan99, Sun Feb 24, 2013

Hello, I need an advice on a house that I am thinking of purchasing. House is very nice its just that when you enter the subdivision the house is on the left as you turn east into subdivision. My concern is that the road will be very busy as there will be lots of people entering into the subdivision and turning east to go to their houses. There are many houses on the east and north side as you enter in subdivision. Should I be concerned about the location of the house from being busy and noise point of view? House does not back to the main street but the front has another row of houses in front and these houses back the major road.

Also, there is almost a 50K price difference in the county appraised value and the asking price. Should there be such a big difference?

My realtor says its all good and that I am over thinking.

Thanks a lot for your feedback.

I agree, visit the home at different parts of the day; subdivisions are normally busy in the mornings and evenings and sometimes even more than that. Just keep in mind you may be living at the entrance. I always advise my clients on situations like this.

Here is the address of the house. Anybody can see the location of the house using Google maps and can see that the entrance into the subdivision is through Turf Lane. The house is on the left as you turn east on Chantrye Lane.

10436 Chantrye Lane, Frisco, TX 75035

I would appreciate your feedback very much. I can really use the second opinion on this property. Would you recommend this property to your clients?

Thanks a lot.

I would suggest that you visit the home at different times of the day and just hang out there or walk around. Then determine whether that bothers you. Everyone has a different level of toleration with busy street, noise level etc.

I hope that helps!

If you do not feel 100 percent, then ask your realtor to keep looking. It will be your home and you have to move in thinking it is the perfect home and location for you and your family.

No professional can render an opinion UNLESS we were on property for a better understanding. If you question the home for a purchase recommend search in another area of the community .

What's the address? Don't worry about the county appraised, you want that to be low. It lowers your property taxes. It has nothing to do with actual value.
