I would suggest that you think twice about the rent to own strategy. Lease to purchase agreements rarely come to fruition as the market fluctuates and either the tenant/buyer or landlord/seller opts out because the agreed upon price does not reflect the market at the time the lease expires. Additionally, you are limiting your purchase choices to only those sellers who are offering lease purchase. I would recommend that you come to town, move into an affordable rental and then begin your search for just the right house. It does mean that you have to move twice â€“ but the odds are against a lease option being your best bet. Also, the landlord/seller rarely will give any credit to you for the rent amount as many leases in the Prescott area only cover the landlordâ€™s expenses. I hope this helps.
