Homes under 100K?

I was recently told that a real estate agent could help me find a 100K single-family home in Alpharetta in move-in condition. Is that even possible?? The cheapest I've seen was a 2bed/bath in the 150s-- unless it was a townhome or a single-family home in need of repairs.

There are hundreds of "they say" stories out here right now - as you found just about every one of them ins nonsense!

Zip 30005 is a very desirable area, unless there is significant damage nothing is selling at 100K

Someone is giving you incorrect information. There is really nothing in Alpharetta in that price range.

You may want to consider a home in East Cherokee County which is just to the west of Alpharetta. There are several homes there that would come in close to the 100K price range.

You won't have that prestigeous Alpharetta address but you wont have the higher Fulton county taxes either.

This is a great question. It is highly unlikely to find any type of property in this price range in Alpharetta - regardless of county (Alpharetta is in Fulton, Forsyth and Cherokee counties).

It is difficult to find a desirable single-family home in the north metro for 100K. IF you are comfortable spending more, there are certainly some desirable properties in the area from about 180K and up.

I predominately work with buyers and I have found a number of people some great deals ranging from around 160K to 210K. There are a few very important things to consider when you are looking in a "lower" price range of such an area; is there forward momentum (appreciation) in the neighborhood? What school district is the property in? Does it have factors that could limit your resale - such as a one car garage?

The good thing about Alpharetta is that our property values have held pretty strong (considering, of course).
To truly answer your question, I think we would need to know more of your goals and how long you would be holding the property. If you are looking to stay closer to 100K, it can be done, but you will have to go further out of the city. If you can spend a little more and are looking for strong resale in a few years you would probably have to do some work to get a deal. If you really want move-in ready, you will probably have to pay a little more.

I would be happy to give you a more specific answer, but would need more detail on your goals and what kind of features are most important to you. To ultimately answer your question... You will not find a move-in ready home in Alpharetta for 100K.

While it may be possible to find a short sale at that price, the chances of finding anything that is listed in move in condition in Alpharetta is very improbable. There are several foreclosures under 125000 but most likely would be in need of some work to be priced that low. You may find what you are looking for going further north into Forsyth county.
