Crazy but true: 1.6 million will NOT get you a minimum 4 bed/3 bath new construction brick home in Northfield (or any other north shore area, unless you are reaaalllly lucky). Prices are starting in the high $2 millions.
As for Dickens Street, there has only been one closing over the last year, and it was an older home (in the 26-50 year range) that closed at 1.4 million. There is one active listing under contract that is listed at 2.2 million, and it is not new construction; though, it has been rehabbed.
New Trier, as you have seen first-hand, is a highly-desired, affluent area, and it's amazing how little the dollar can stretch in these areas. If you are willing to include older but rehabbed homes in your search, you may find what you are looking for.
There is also the north shore agent connection: Have your Realtor contact the highly-connected agents in the area you desire to inquire about any pocket listings. These are listings that have not yet hit the MLS, and it takes an agent-to-agent connection to find out about them.
