Homes in East Lake?

We have been living near downtown Decatur in a condo and are looking to get more space. We love this part of Atlanta, but Decatur houses in the location we want are pricey so we expanded to look in Kirkwood, Edgewood, and East Lake. There are a few houses near East Lake Golf Club that are on Hosea L. Williams. Our experience with Hosea L Williams is past 2nd avenue--where the houses are older and run down and the neighborhood looks tired. Do ya'll have any insights on the area of Hosea L Williams closer to the golf club? Noise? Crime?

I considered Inman Park, East Atlanta, Kirkwood and East Lake before purchasing on Pharr Road in East Lake in 1999. I love the neighborhood for a variety of reasons and have no plans to leave.

As a realtor, I always let my clients know that their #1 criteria is that they feel safe in their home/n'hood. Of course, this is a big city so keep that in mind as you go about your day. For clients new to Atlanta we spend time exploring to get a better feel for the flavor of the different neighborhoods. You're in a great position in that you live very close and can do the field research very easily. I recommend having luch or dinner in Oakhurst Village at the intersection of Oakview and East Lake. You'll find very similar home styles in East Lake and Kirkwood without the high taxes associated with City of Decatur. You'll also want to learn more about the charter school (Drew Charter located at the YMCA facility on Memorial). Its scores are fantastic! At the end of the day, you'll want to get the most value for your housing dollar. It is, after all, your largest single investment. Be sure to assemble the right team - realtor, lender, etc. - that always puts your interests first.

As you consider your purchase, please be aware that there are downpayment assistance programs that may be available to you, such as NeighborhoodLIFT ($15,000 for City of Atlanta purchases).

Thanks again everyone. Didn't mean any offense by asking questions that Agents are not meant to answer. Just that we saw some of the other questions buyers have asked on here and answers (like http://www.trulia.com/voices/Home_Buying/Relocating_to_Atlan…) and there were answers on schools/crime.

Real Estate Agents are not allowed to comment on a variety of topics. The Fair Housing Act restricts the information that can be provided by a Real Estate Agent.

Off Limit Topics Include:
• Crime Statistic (including questions about whether a neighborhood is good or bad or safe)
• Demographics
• Environmental Concerns
• Household Income
• Religion
• Schools (including questions about how good or bad the school is)

Thanks! What do you think about the area in terms of location/resale value? We love that Oakhurst is close and so is Edgewood. We don't have kids, but we know school rankings and access to good schools is a major part of buying a house in ATL. Thoughts?

I have been an involved crime and public safety Intown neighbor since 1998 - Inman Park, then Kirkwood and now in Decatur.

Residentially speaking, I particularly like the East Lake stretch of Hosea - it's more quiet and tree lined than the stretch to the west toward Moreland, and it's a two laner.

Value is value and crime issues between Kirkwood's two beats and East Lake's beat are all relatively similar and quite often the perps strike all over and don't discriminate between Kwood, E Lake and Decatur's Oakhurst.

Walk in to APD's Zone 6 HQ on Hosea and ask for the beat maps and some stats - they'll help you.

Hi Isaac,

As far as crime goes realtors cannot give that information. Unfortunately if we were to do so we would be in jeopardy of loosing our lisence. The website that Greta has suggested is helpful. You could also call the local authorities.

I would recommend driving around the neighborhood at key points during the day when normal activity is highest such as a weekday afternoon when school lets out into the evening time. Or a Saturday afternoon.

As far as homes in the area there may be some great starter homes that are fully updated. You can find those with about 1400 sq ft and in the mid 100's. but inventory is very low now which is why Atlanta is in a sellers market.
