Champions Club is a wonderful area and home prices are coming down and the builder's are striking deals. There are many unsold lots in Champions if you are interested in having a new home built (go through a Realtor though - you want an Ombudsman on your side - many builders are in financial trouble right now - the small ones and the large ones. You can get a reasonable deal in the $185/foot range. Anything less than that is a deal (especially if it's a resale and comes with a pool, window treatments, appliances, water filtration systems and lighting fixtures you like).
Champions was the first "small lot" cluster of homes over the million dollar mark in Pasco County. It's a nice area just north of the pricey Pinellas county area where your dollar won't go as far (but there are some lovely luxury homes in gated communities in Pinellas you may want to see before making your final choice)
The club that goes with Champions is very exclusive and a lovely resource for home owners. The HOA fees are not outrageous but the utility company assigned there is Aloha and they are awful. They are being sued by a legislator and they may be taken over by the state and shut down. That would be the best thing that could happen for Champion's Club residences as their lovely homes (and landscape) have been held hostage by this awful utility company.
Other areas of Trinity are lovely too and most (Fox Hollow etc...) have been around for a few years. They aren't as new and elegant but there are some good values there too.
You will find tight lots but lovely designs and good quality builders. Just don't build on your own without support and not all lots in all sections of Champions are equal. There are also a few builder's in there I wouldn't recommend. It depends on what your objectives are and what you expect from the home and how quickly you want to move in...
