There is a great one that I know of in Sacramento near El Camino and Watt Ave, nestled in a great neighborhood on a tree lined, shady street. It has a 2bed/1bath main house and a 1bed/1bath apartment in the back yard. The main house is Randy Parks built, Peg and Plank hardwood flooring, Rinnai tankless water heater, Dual Pane Windows and a retro kitchen and a newer composition roof. The apartment has a full kitchen and full bathroom along with lots of storage and a nice set of french doors that lead to a private patio area.

I agree your question needs more specifics in order for a realtor to show you what you want. I ran a search on single homes with a guest quarters in downtown Sac and West Sacramento. There were 27 listings ranging in price from $400,000, to almost $2M. You can also search for 2 homes on a lot and find another broad range of results. And then, why not consider a duplex? There's some really nice ones in Sac, in a very residential owner-occupied setting, where the homes sit on the corner of the lot, with one entrance on each street...one story....

The questions a realtor needs to ask you is much more specific than even a single family home in terms of lifestyle of the occupants, affordability, etc. I suggest you call one of us and have a discussion on it.
