Home for sale no appliances, how do the closing costs work? I was told that I would have to pay a LICENSED

person in order to get the appliances in, so that the contract may be done. That would add around $3000, PLUS down payment, but I can get used appliances and a close friend who can install them for almost nothing...Do I have to do it with a licensed guy and pay that much forcibly? I only wat to pay my FHA 3.5% down payment...this home is listed for 80,500, been in the market for 280 days...

The closing costs cover closing costs, unless the contract says " seller to pay for appliances" You do not need a license to get appliances. Most FHA loans require the home to have a "working kitchen" water and power on before FHA Appraisal. Do you have an Agent?

As Linda says, you can close on the house and then add whatever appliances you like. If you are asking for the seller to pay for the appliances as part of the contract, that might be tricky. Appliances are not real property, appliances are personal property so many mortgage lenders will not approve the inclusion of appliances in the price of the home. Ask your buyer's agent to go over the contract and financing with you so that you have a good understanding of your options.

Hi Luzacristal,

I would have to hear more details about the situation in order to evaluate it better, but I gather from what you said that you are interested in installing the appliances before closing. If that is the case, many sellers (especially banks if bank owned) won't let buyers do their own repairs or work to a house. They require a professional although a license isn't necessarily required for certain types of work. I'm guessing that you're referring to kitchen appliances like stove and refrigerator rather than something like a furnace. You should be able to finance a home through FHA without a refrigerator but possibly not a stove. If the stove is electric, it shouldn't require a licensed person to install it but a gas one would probably require a licensed person authorized to work with gas connections. If your lender says you can close without those appliances, have them installed after closing to save the money.
