Still a buyers market in Florida; still tons of distressed properties on the market and in various stages of processing before entering the market.

Completely incorrect. I should say, read the news before making a comment. In Florida the market is shifting. There is a shrunk inventory, and buyer (demand) outnumber the supply (properties). There is no price increasing yet, but it is observed an abnormal behavior when bidding for prices.
In the Condo Market specically, there is still an over supply of properties, and that is due to a lack of comprehensive lending programs. Most condo projects are not approved by FANNIE MAE or FHA. Thats what is called Non Warrantable Status.
