When evaluating 2 houses both 1.5 blocks to the beach , one in belmar and on ein Bradley beach- same house specifications- does belmar or bradley hold a higher home value?

Comparable properties, town to town, Belmar has a higher value rating. However, there are certain neighborhoods in each town that are more "desirable" So, you really need to know what the locations are for the houses you are comparing. Generally, the north side of Belmar is the most desirable, but the South side of Bradley holds those honors.

Condition of the homes as well as their locations within these towns would better determine the value. These beach towns like many others can have a considerable amount of rentals, which can be a positive thing if you are looking for rental income, or negative if you are looking for a quieter, more residential feel. Both towns are great areas - more affordable than other neighboring towns, but you would still want to be familiar with the specific locations to see if it fits your style. If both houses are 1.5 blocks to the beach and both a similar in specifications then I would say that it is a judgement call on the buyer on value. Now, you are sure the two beaches are alike and that the two houses pay the same taxes? And, you looked at both homes and the neighbors homes on the street so you KNOW that the two are in fact SIMILAR? I would love to take a drive by and see these two homes. Need more information. What is the GLA of the homes, property size, age, condtion,amenties, etc.? In order to figure out a value you need to be more elaborate on details. Thanks, Lucy

Nick,

This depends on the location of the properties. Although these are small beach towns, in one the northern section is more desirable, in the other the southern section is more desirable. Both are great towns. Belmar with potential growth and Bradley with a status quo quaint enviornment (and an award winning Boardwalk).
