Home Loans for the Self Employed

Rita
Home Buyer
Frisco, TX

Hi,
I have been working as an independent IT consultant for the past two months (I worked for employers before) and have moved into 1099 situation since then. What are my options of finding a home loan? Is it harder for people like me to get a home loan? Please advise. Thanks.

Most likely based on your comment you need self employed for 2 years, than 2 months, you have not been established long enough on your own.

In meantime save money, 3.5% or more down payment, debt ratio low, pay bills on time, keep credit scores high, not make large purchases over next 2 years, keep your business records for proof of income and expenses.

Hi Rita,
Are you currently working with a Realtor? If so, I leagally cannot assist you and your agent should help you. If not, I understand your situation and I have a local lender who works with a nationwide company that can help you. They have helped many people save losing a purchase of a home when the sub-prime lenders started failing last year. Contact Chip Thompson with W R Starkey at 972-599-5428 and tell him that I sent you. If you have any other questions I can assist you with please call me. Also, you might visit my website to search for a home.
Respectfully,

Are in a contract employment situation?
Can we get some kind of idea about the likelihood of continued employment from the employer?
Have you worked 1099 in the past?

Hi Rita,

Yes it may be more difficult for you to get a loan since you are self employed. However, you need to speak to a lender. Your ability to get a loan will depend on your your credit scores, how long you have been self employed, if your previous employment was in the same type of job, and numerous other factors. Give my preferred lender a call. He will be happy to provide you with more information on your particular situation.
