Hi,would like to know why in the buyer history it doesnt state this house was sold in May 2011 for 81,100.

In Florida a sale from May should be recorded well before now and also be updated on the Property Appraiser's website. Input the address here to check on the last recorded sale:

I would do a public records history report. If it was sold previously, there would have to be a record of the transaction for change of ownership. That way you can verify that the person or persons selling it now are the rightful owners.

I inspect this house for the mortgagor, and it may have sold or may not have sold for 81,000, but the cabinets are missing, the house in unsecure, and is up for sale again.

What makes you think that the house was sold, it may have been taken back by the bank!

Most counties now have the capability to go online and input the address to see the current owner. Or you could go to the court house and they usually have someone that will help you do this. As previously mentioned, any Realtor could check their local MLS and see when a property was last sold - depending on how far back you need to check.

When a home is sold ownership is recorded and it will appear on the county assessor's page. Contact a title company or have your Realtor request a copy of last vested deed. It is possible that the house was was not sold but rather had a "lease to purchase" and that contract was never completed and therefore never recorded.

What buyer history are you looking at? Figure out where they get their info and you may have the answer.

Sold in May 2011 may not be closed in May 2011. Also, if it was closed out of town the title agency may sit on the documentation until they have a few other documents to send in as a packet. The you have to wait for the recorders office to post the document which in some areas can take week or more due to government cut backs. Then you have to wait for a real estate tracking agency to purchase the county wide sale history, Then that agency has to post the data to their system. Then Trulia has to purchase that data from that tracking company. Other delaying problems: unpaid taxes cause a warranty deed to be rejected, errors on the document, and a lack of structure address on the deed.

I may be missing something here, but is it possible the public records are simply slow in updating? If it was sold through a local real estate company, I would check with a REALTOR who has access to the local MLS and have them check the Closed/Sold info..

Was it a foreclosure auction certificate of title sale? If so, you need to realize that on those sales many liens may be attached. It's not a good "market" comparable when determining current market value.

Unfortunately, I have found less than accurate data at times here and with other MLS syndicators as well. You might imagine how hard it is to keep up with entire U.S. housing market. I usually direct my clients to use our website http://www.team1-realestate.com but that won't help you there. Best to hook up with a local Realtor who has a solid website like ours to find REO's or let them do the searching for you.
