Good Afternoon,
Firstly, I would interview a few agents to see whom you feel will provide the best service for you. Being on the same page is important and you are the employer.
The key things to look for with a buyers agent is the following:
1)Agressive and diligent; an agent who will preview homes and narrow down the field so that your time is not wasted. In turn, the agent should give you there realistic observations from lot size, location, resale potential and neighborhood demographics and who really listens to what you want.
2)An agent who is honest..when it comes to making a purchase, you need an agent who has done the homework and comps and foreclosure activity and who can provide you with a very realistic picture when it comes time to make an offer.
3)One who keeps you informed at all times of the transaction.
4)One who works with the "sellers" and "sellers agent" in a friendly, professional manner. NEVER make the transaction adversarial, it makes for a difficult transaction. Something I do is I do not like to start of the transaction with faxing back and forth. I go to the agents office, introduce myself and hand deliver the offer.
In conclusion, I am a San Diego native and know the county inside and out. If you decide to interview agents, please consider calling me, I would like the opportunity to show you how I could be of service.

FIRST ANSWER

What you really should look for is an aggressive buyers agent that will look out for your best interests. When I say aggressive, I mean aggressive in finding you what you are looking for, not aggressive in bugging you!

I have not sold anything in those areas, but I can tell you I am successful in locating the right property for my clients. My wife is a high end Interior Designer and has done a lot of homes in RSF from the ground up.
