Nachan, Home Buyer in Tampa, FL

Hi Pls advice where we should live in Tampa, FL. We love shopping & restaurants!

We are checking to see where would be the best place in Tampa FL for us to buy a house. We want a single family home (built 2006 or newer, less than $300,000 ), 2/3 bedrms, 2 baths. Has to be close to great malls such as International Plaza and good restaurants! Also need a good middle/high school. We don't really want to live close to beaches, nor any old towns... We are in mid 40's but like nice malls & good restaurants. We'd love to live in nice family friendly (and dog!) subdivision. Thank you... :-)

You may want to consider NW Tampa which includes Westchase, a large master-planned community complete with plenty of green space, local eateries and A-rated schools. Citrus Park Mall is five minutes from the entrance, as are many national retailers and restaurants. Westchase is also conveniently located near the Veteran's Expressway, Tampa International Airport, Westshore Mall, International Mall, South Tampa dining and entertainment, as well as the Pinellas County beaches. Nachan,

It sounds as if you have a basic working appreciation for the Tampa area. We would recommend a visit to the area not for the purpose of buying but for the purpose of becoming familiar with neighborhoods that may fit your needs.

Home buying is often made easier by developing a plan and taking it one step at a time....budget & financing, developing criteria, identifying an agent to support your interests,selecting an area(s), previewing homes, making an offer, and closing the transaction.

Since "close to" leaves a lot to tone's imagination, we recommend viewing you search from a "time travel" perspective....5 minutes, 10 minutes, 20 minutes from shopping and fine restaurants will likely open up you world of possibilities greatly. But being able to narrow your search down to areas of your choice would go a long way in fulfilling your goal. Start planning a visit for this purpose.

Hi Nachan,
In the International Mall region, there is Carrollwood with the Citrus Park Mall and numerous restaurants, good schools. There is Cheval, Villa Rosa areas for homes.
In the New Tampa, Wesley Chapel area, we have Temple Terrace, West Meadows, Hunters Green, Seven Oaks, Northwoods, Live Oaks, etc and there are 2 fairly new Malls, such as Wiregrass and The Groves and as far as schools, there is Wesley Chapel High, Wharton High, (New) Wiregrass High, etc.
There are many homes in these areas in the price catagory you suggested.

I am a New Home Advisor in the Tampa area. There are many new home communities in areas you would enjoy! Brandon has excellent shopping and restaurants and more are being built every day. Wesley Chapel is another great option. Shoppes at Wiregrass is a fabulous new mall that is unique to Florida. I have an award winning community in mind that would be a great fit (brand new homes).

Keep in mind that I am the area's leading Realtor when it comes to negotiating for buyers purchasing new homes. I have fantastic connections with local and national builders, that will save you a lot of money!!!

There are a few different places to buy a home. South Tampa is very nice upscale neighborhoods close to International Plaza and good restaurants, but there are mostly older very nice homes. Well if you like shopping like international plaza and being close restaurants but 2006 and newer - you have a few options.

1. Would be Wesley Chapel/New Tampa - there are some great deals and the Shoppes at Wiregrass is brand new and very popular. Great restaurants all along Bruce B Downs Blvd. This is about 40-45 minutes from downtown Tampa. Subdivisions I would suggest are Grand Hamptons, Easton Park, and the newer areas in Tampa Palms.

2. Carrollwood/Citrus Park - there are smaller newer construction communities in this area but Carrollwood is the original subdivision for Tampa and has a lot of great restaurants and medium strip centers for shopping. Citrus Park Mall is close by and you are about 20-25 minutes from International Plaza and 30 minutes from downtown Tampa. Suggested subdivision Orange Blossom Creek

3. Riverview/Lithia - has a lot of newer homes and some newer strip centers but both areas are about 15-20 minutes from the Brandon Mall and 45 minutes from downtown Tampa

One area that I think you might like but has slightly older homes is Westchase. Its very Wisteria Lane - There is a small town like center with small boutiques and a Sbux with other retail centers throughout. It is 5 minutes from Citrus Park Mall and 15 minutes from International Plaza. The homes range from 1990's - 2011. Congrats on the move to Tampa, you would love it here, the gorgeous beaches, the weather, the Teams. If you want to be close to the International Mall the Westchase area might suit your needs and they have great schools there. Also, you might want to also check out Fishhawk in Lithia, the schools are really good as well and that is close to the Brandon Mall which is an equally large mall.
