Hi, My wife and I live in Connecticut. We’ve been visiting Melbourne for 25 years and wish to buy property
there (close to the river if possible). Our thoughts are either to buy investment (rentable) property, or rentable property we would eventually move in to. Our home in Conn. has a bit over 200k of equity and we have some cash set aside for down payment. The problem is, going through all the listings of foreclosures and short sales it’s tough to figure out what’s a scam and what’s for real. Quite a few of the sites I’ve been to want me to buy a subscription..? If a real estate company wants me to buy a home from them why would they require me to also pay for a subscription?
Any advice pointing me to a reputable resource to help in this endeavor would be very much appreciated. Thanks. Bernie Hayden

The advice I would give you is to talk to a Realtor® in the area that you are interested in buying. All Realtors® have the ability to find all foreclosures in the Multiple Listing Service ( MLS ) that meet your criteria, and for FREE! I work in Brevard County and my office is located in Melbourne. Currently we have around 700 listings that are labled as Bank/Corporation owned and around 1500 Short Sales. We agree with other posters on the issue of buying "property lists." You are right to question this. We also recommend avoiding this option. Additionally, it is our recommendation to avoid "short sales" because of the length of time and uncertainty involved in this process. Our recommendation is to focus your attention on foreclosures or regular sales. A good agent will be able to help you find the right opportunity. My name is Leah and I was born and raised in Melbourne. Your best bet is to contact a reputable realtor in Melbourne. In the state of Florida you may have an agent represent you at No Cost to you!! Is it the same in Connecticut? The other responses were correct when they say "Stay away from wesites that want to charge you money". As you already know Melbourne is a great area, not only to visit but to also live there. Melbourne unfortunately did not miss the negative turn in the market. They were probably one of the hardest hit areas in the Florida. They have a large number of foreclosures and short sales that are actually flooding the market. With that being said it is also a great time to get a deal. Some "foreclosure sites" that do charge fees I would stay away from. There are not really real estate companies they are just websites that generate money by providing "specialty services". There is no need to use one of these companies. It is much easier to work with a Realtor that can help weed out the good and the bad situations for you. As a buyer it is free for you to work with a Realtor while shopping for a home. It is a great deal for you because they can listen to all of your wants and needs, do all of the leg work, filter out the properties that do not fit your needs and then send you the properties that do work for you. I recommend not purchase any of these foreclosures listings most have out of date info. or properties unknown if they are truly a foreclosures.
