If a seller gets asking price or close in a timely way it is because the property is priced accurately according to market reality and because the home is presented and marketed properly. All the ingredients need to be in place. Presentation and marketing can maybe take some of the cut from pricing but price is king. That's what gets folks to drive over and look.
