Hi! I trying to find some information on the rental potential of a house on Marco Island?

It seems like a very nice area and maybe somewhere we would like to retire to, we would like to purchase a home but rent it out for now either yearly or seasonally, hopefully seasonally so we could also use it. Are there areas that offer better rental opportunities than others? The home we are looking for would be at least a 3 bedroom, 2 bath with hopefully a pool.

I am not a realtor, I am a person who has rented out homes from the owner seaonally with my family. We rented a home on Bonita Court in 2005 and on Forrest in 2008. When looking for rentals it was not important to us to be close to the beach, anyone going to Marco has a rental car. What we did look for was a home with a pool and on a canal. Both times we rented a boat. The first home on Bonita was better for this, we were able to dock the boat overnight at the house. The home on Forrest was beautiful, but we could not bring a rental boat there, due to the restrictions of taking them into the Gulf. I hope this little bit of personal preference helped you.

Hi Rose:

My first piece of advise is to speak to someone who works on Marco Island and knows the island well, not someone who lives 50 miles away. The best rental opportunities will be within walking distance to the beach and a pool is a must for a rental property. We have homes that have waterfront as well as homes than are just a few blocks from the beach that are inland. The rental rates for an average 3 bedroom home range from $3,500 to $6,000 per month depending on the home. Please give me a call if you need any assistance.

Hi Rose,

I suggest that you contact our rental department to determine and more accurate figure for a home for rent, the location, age, number of bedrooms, waterfront, size etc.

For example a home within walking distance to the beach would most likely have better rental potential, than one on the other side of the island. Also, what would make a property nice to rent would also make it better value for you when you retire, or for resale potential which is also important.

and I will get possible rental numbers for that property. Regardless of when you want to buy, at least it will give you a detailed idea for when you are ready.

This is a great time to be considering purchasing property on Marco. The entire area has excellent rental potential with the best opportunities exidting during the peak season. (January-April)
Typically the annual rental ates are lower than the seasonal rates. For a seasonal rental during the these months you should be able to plan on at least $2,000 per month.

Today's buyers will save because of motivated sellers and lower prices and lower interest rates.

There are some great deals in Marco right now. You can get about $1500-2000/mo for rent on the home you are talking about. Please contact me so I can get some more home criteria from you and put together a custom home search report.
