If I understand your question correctly, you are looking for a listing agent ("I'm not looking for buyer's realtor") who will jeopardize their fiduciary responsibility to their seller client by advising or suggesting to you that their listing will sell for 10-20% than its current list price. Seller agents take caution in what you say or do in this regard.

Alec, I am a Top Agent in the area you desire....very active and experienced. I am the Listing Agent on several homes between $639k and $825k and work a lot in that price range. What you are asking for may be impossible to find. Let me explain.
I not only work with Buyers, but I am a Top listing Agent in the area you want. As a Listing Agent, I get a good feel for how many qualified Buyers there are viewing the homes I list. Right now there are at least 25 qualified buyers looking for the same thing you are. The inventory of good homes in the $600k to $700k price range is always very low. You may not get everything on your wish list but most of all, you will not get it for 10% to 20% discount......unless it is a totally overpriced home to begin with.,,,or needs a total remodeling. When a home is priced right, it usually sells for within 95% of the listed price. An exceptional home in this price range will get more than one offer within a short time and will sell much closer...and sometimes over the listed price. I see this action first hand and have been involoved on both the Buy side and the Sell side of such transactions.
