I wanted to update my previous comment but I couldn't find an edit button, so I'm entering a new comment.

I purchased the condo in Emerald Isle and had my closing 3 months ago. Immediately after closing, I had the unit prepped & painted, had the a/c serviced and purchased stainless steel appliances for the kitchen. Within 2 weeks of the closing, my unit was in excellent shape and less than a week later, it was rented for the next year. in less than 3 weeks from the date I closed, my unit was rented and producing income.

Excellent ROI, nearly new gated community with resort-like amenities and a friendly, responsive management company.... what more could you ask for?

HI JOHN: I have lived in the WPB area for 20 years, ONE suggestion: Call the local police dept. to get a report on the crime. WPB is weird, one nice area, and two blocks away is a "bad" neighborhood. I was a property manager for 15 years, and I am very familiar with the apts. comm. that went Condos. I would stay away from Riviera Beach. Lake Crystals Drive used to have low income rentals, and crime was high, UNLESS it has changed in the last 2 years, I Would NOT live there!!!

BEST OF LUCK! It is a GREAT time to buy!! PSL you can buy a home for about $80K, BUT I don't care for the town.
