Hi, I'm looking at property in Norwalk, CT and noticed how cheap condos/coops were on Wolfpit Ave.

Wolfpit has coops and condos. Price differences can vary.

Hey Kevin,
A lot has happened in a year. I moved to Midlothian, VA from NYC. Needless to say, we are no longer looking in the Northeast. Thanks for your reply!

Hello Alexis,

I recently moved to Norwalk (About 4 years ago) from NH. My wife and I purchased 1/2 of a splt duplex which is condo'd. It has worked out very well for us. If you would like to chat about neighbor hoods, towns, options, (the fact that my wife and I had our first child and are thinking of renting or selling our place ;-) ) feel free to email me at connelkp@yahoo.com. I would be happy to answer quesions. This from someione who isn't a realtor!

Catherine, I am actually looking for a 2-3 bedroom. I may be getting a new job in Manhattan, so the commute is a big factor...Norwalk is just one of several towns I'm looking at. Thanks for the answer.

To my original quesiton, I am not keen on the $1,000 common charges, no matter what percentage is tax-deductible. Wolfpit Ave. is out. thanks!

Have you looked at the Clocktower? Great 1903 building renovated for today with doorman, courtyard, gym and entertaining area complete with pool table and kitchen. There are 2 laundry rooms and plenty of parking. Great studios available for sensational prices with low common charges! Please contact me for further info or check out my website where they are listed......Catherine

Re: Common Charges
True they are high, but keep in mind they include taxes which are deductible. In general, because of this Co-op common charges are much higher than condos.

I actually work in the area and its very nice. I was looking at these co-ops as well until I learned about how expensive the common charges are. They are about $1,100 a month. While it includes a lot, I just could not justify my common charges being more than the mortgage!

Hi Tito:
Actually, no. Wolfpit Ave. is quite nice. It's a bit well traveled (busy), but there are many condo complexes on the street -- kind of like condo row, which doesn't make it bad at all. In fact it's quite near a lot of great areas for shopping and recreation.
Let me caution you, however. If you are looking at co-op prices when you say "cheap," keep in mind co-ops in CT are not like co-ops in NY. Most multi-unit complexes and hi-rises in CT are condominiums. Co-ops are less popular and harder to sell. In fact, there are many lenders who will not finance co-ops because they consider them too risky.
If you are considering co-ops because the low price is appealing, the first question you should ask is, what % of the units are rented. If the number is more than 25%, run for the hills.
I hope this helps.
Good luck hunting.
