Published in an email yesterday from HUD is the following;
“Implementation of FHA’s new policy guidance for condominium project approval and condo unit financing will be delayed until December 7th 2009. The new guidance, to be issued within the next two weeks, will: 1) offer additional leniencies to address the difficult market conditions and 2) augment some portions of FHA Mortgagee Letter 2009-19, providing additional information and clarification.
Until the new guidance takes effect on December 7th, 2009 lenders may continue to use the Spot Loan Approval guidance issued in Mortgagee Letter 1996-41. Further, the site condo and manufactured housing condo project changes that have already been implemented are not affected by this delay.”

FHA approval is available via spot approval by DE (Direct Endorsement) lenders which I work with. As of this month condos where the prior FHA approval is over 2 years old must be re-approved or spot approved.
Sometimes in the MLS the listing agent may not indicate a property is available to purchase with an FHA loan. In many cases they just did not indicate it the listing field Here is a current list in the areas you mentioned. Just click the link. and call me with any questions.

There are no more spot approvals for FHA loans, so the complex would need to be on the FHA approved list. While there is an FHA website, finding how the property is listed is difficult, sometimes the name is misspelled, other times listed under APN, or developer. Since FHA is such a big part of the market, more and more complexes are trying to get approved.
The other issue to be aware of is occupancy of the building. If there is not enough owner occupied people in the building FHA will not lend.
You would be best to find an agent that knows the area that you are looking in and move quickly when something comes up in your price range - this price range sells very quickly and many times you will see multiple offers.
The agent should be able to put you on an auto-alert from Sandicor MLS as soon as a new listing comes up.
Don't give up, it will just take some work, but I am sure you'll find something soon.

There are lots in the area. I have been selling in these areas for over 21 years. I also have done many spot FHA loans. Which means as long as the complex meets the FHA owner occupancy guidelines and they are not in litagation you can get an FHA loan.
I also work with a loan rep for years from Guild Mortgage who can search individual complexes to see if they are on the list.

You can check this HUD web site by zip code and see which condo and townhome complexs are approved. This information is usually up to date.
I found many in the zip codes you mentioned.
