Hi, I am planning to buy a house in The Ranch at Brushy Creek for 300k and 3400 sqft. Do you think its?

overpriced? Can someone please advice me on this

New or Resale?

Which builder built the home?

When was the construction completed?

How long has it been on the market?

Any idea what other homes in the area have sold for and how big are they?

Well, all the answers are good thus far; however, nobody bothered to ask if it was a new or resale...makes a difference. Either way, you really should consider having a Realtor represent you even if it is a new home builder and it costs you nothing for that service and they work FOR you! Yes, it's crazy...I don't know many professions where you work for a client and someone else pays you!

both answers so far are exactly right. You probably should have an agent advising you on this. It wont cost you anything and you can really benifit from it. Feel free to give me a call and I would be happy to give you some info about pricing in that neighborhood. good luck.

The appraisal will tell you if it is overpriced. Make your offer contingent upon appraisal so that you can walk away if it's not.

a) Where is your real estate agent? Your agent should be providing you this info.
b) If you are purchasing a home without a realtor WOW. we answer so many emails calls per week when a buyer did not have a real estate agent representing them when the purchase was direct from the builder or seller.
c) You will be covered under the real estate agent E & O insurance if something should go wrong

That looks like $88 / sqft and the homes of that size selling in The Ranch at Brushy Creek the past 60 days have been selling over $100 / sqft. On the surface, looks good. Has your Realtor done a full analysis of the neighborhood?

FIRST ANSWER
You should have your Realtor compose a CMA for you. That will let you know what homes in that area have sold for.
