Gia (G),
Yup, Christina is right. Primary is cedar trees, nickname, Cedar Fever, but also sourced from Oak, Pecan and Cottonwood trees. Manageable for most with the over the counter stuff, but tough for others, typically a spring thing and since it's seasonal, we are not the worst in the nation, not even in the top 20 worst cities for allergies, checkout the following link: http://www.weather.com/activities/health/allergies/allergies Since it is seasonal, Austin will show up in the top 10 day-to-day occassionally. Today and yesterday we were 10th, with places like Bismark, Topeka, and Orlando higher up on the list. Last year we were 24th in the nation, this year we're 54th, yeah! I know this doesn't apply to your question at all, but we were not aware when we moved here from So. Cal. Austin and thee surrounding areas is one of the highest allergy ares in the state if not the nation. I don't know how or if this would affect your Lupus, but it would have been nice info to know to make the best informed decision possible. Hope things go well for you.

I am a Texas home mortgage loan officer contact my office there are many loan programs available we can work with a realtor in Austin. You need to be pre-approved prior to looking for a Austin home for sale, I would not recommend to be involved with owner financing... that usually ends up as a nightmare! Don't purchase a home unless you have your own realtor who is working on your behalf.

Gia,
You may have lots of options given your disability status. First time home buyers also have some good options. I would initially recommend against a lease option where you put any significant money down. Too much risk. You have a lot of down payment, maybe too much. Lenders will often look at available on hand cash after the sale, so keeping some in reserves is probably prudent and could help in getting qualified. Sorry to be promotional, but it's difficult to answer your questions without more info. If you feel comfortable with it, use my profile to make an email inquiry to me, or call when you have the chance. I don't think things are as bleak as you think they are!
