That is a very big range of price. There are a lot of good deals in Lincoln right now, if you have not already you should speak to a lender and get approved. You will make a stronger offer that way.
I did a very quick count of Single Family Homes with an upper price of 225K Lincoln, 5 active regular sales, 12 short active (and 34 short active contingent, meaning there are seller accepted offers waiting for short sale approval)
I would really enjoy learning more about you and what you are looking for. I really appreciate the fact that you are not looking for a short sale. The rules vary from bank to bank and there are many of those types of sales which are not hardship and will never go through anyway. Bank-owned are a trick also, though. Get yourself a realtor with tenacity who can fight for you in that price range. Have you looked at anything in the Lincoln area yet?
