Hi, I am looking to buy a house in the 500k range in San Ramon.

Hi Subramanya. The market for this price range has heated up quite a bit in the past few months. We're seeing multiple offers in some cases. Here is a link to list of everything for sale under 550k in San Ramon

We've really seen things pick up in this price range so it's important to work with someone who is familiar with the area and knows how to get deals accepted and closed. Homes are selling fast in that price range, so you have to act fast. When is the best time for you to look at homes? Let me know and I'll arrange for us to go look at some homes. This is an active market. People are feeling that prices are bottoming out so there is less reluctance on the part of buyers to write offfers.

The good news is that with the help of an agent who specializes in San Ramon (as I do), you can still get a really good buy. The secret is to know where the value is and to be prepared to move quickly. Like most agents, I could sign you up for an "email alert" service but if you are ready to buy now, that is not what you need.

Good evening Mr. Subramanya,
At this time in San Ramon there are 16 homes priced under 550K. Of those a few are in Sunny Glen which is a community that you must be over 55 to purchase but there is a detached home by Shapell which was built in 2005 is a 3 bed 2.5 bath just over 1436 sq ft for 550K (it is a short sale though). Most others are near Alcosta or Pine Valley or Montevideo but there is one in Twin Creeks. Some of your best deals are going to be REO bank foreclosures such as the one that sold on Poppy Hills which was 1626 sq ft a 3 bed 3 bath home that just closed at $520K. What you should try to do is line yourself up with an agent that has a history of closing REO deals and can offer you that knowledge and references for support. I just closed an REO in March, I have one in contract now as well as having my property at 501 Shadelands in San Ramon pending (not an REO) http://www.501shadelandsplace.com
