The seller typically pays the commission so as others have indicated, you do not necessary need a contract in place to work with an agent although the California Association of Realtors has a contract that can be used if you prefer to have one in place. It may be more important for you to find someone that you are compatible with.

While some agents do offer a buyer's contract.....it's not necessary! You need to make sure that you are working with an agent who understands your needs and is providing you good information.
I like to start by working with you to identify your criteria...price, size, area....pool? etc..then we can get a working list of homes to go see. Once we have that, I do some background research on the homes to know what they owe, when they purchased it..if it's a short sale or REO, I like to find out the terms and where they are in the approval process. The more information we have, the better we can negotiate price and terms.

You don't need a buyer's agent contract to buy a house in Irvine. You should check out compatibility with 2 or 3 different agents before selecting one to go to contract with. You should also compare their venues for allowing you to conduct searches on your own. I have such a venue at:
