Hello Chweey. No one can tell you which unit makes you happier. But when it comes to resale, there is no question in my mind that the 1 Bedroom will have greater value. I don't think anyone has asked me to look for a studio for them in the past three years. And though you may not think so now, there will come a time when you are going to want to resell the unit. Hi Chweey,

I can say without question, that when all else remain equal, the 1 bedroom will always be more desirable than a Studio.

And I reiterate "all else remaining equal" because if it were a Studio with better layout or a nice building, for example, then that would be an exception.

Having worked with many buyers as a Buyer's Agent, I find that a closed off private bedroom is generally preferred over just a "sleeping area".

Hi there Chweey, I would say generally the one bedroom will likely have a stronger resale value. Perhaps a good story to share - I marketed a home that had been sold as a 3 bedroom countless times over the years. But this time we ran into a buyer who challenged the designation of one of the bedrooms to get out of the deal - and with research, his challenge had merit (town viewed home as 2 bedroom for tax purposes). Marketing this home as a 2 bedroom would have greatly reduced its value - the seller decided to take it off the market and rethink the situation. Worst part is that he bought it at the high of the market as a 3 bedroom home. But his experience speaks to your point, the difference in bedroom count makes a great deal of difference to market value.

At a glance, review sales data for Jersey City comparing Studios with 1 Bedrooms - that will give you the data you need to make a decision. Your agent should have that at the ready.

FIRST ANSWER

Hmm, this is a great question. I say that because a 1 room woul dhave to be enclosed with a closet and heating to be considered a bedroom. yet you mentioned that the studio has a separate sleeping area.
Are they reasonably in the same area? What's the price difference? Why does one have a beter floor plan that the other? Are the amenties the same?

I need more details before I can answer this question for resale value is based on so many different variables.
