My budget is up to 60.000 dollars and I am aiming at a high yield of return.

Any experienced real estate investor knows that 100% occupancy is an unrealistic expectation. And buying any cheap house 15 years old and older is deferred maintenance and repairs waiting to happen and will soon become a money pit. Las Vegas is experiencing exception home price appreciation. Any bargains have been researched by local investors and have been left available for the uninformed

$60,000 was last years prices. Las Vegas is experience 30% appreciation over last 12 months and investors are bringing cash by the boatload and driving up prices

There are too many homes in the market any more for $60,000. Even condos are starting to be above this price. If you want Las Vegas, I would suggest that you come up in your price. If you can't come up, then you might need to look in another state.

I assume you are willing to pay ALL CASH. So how much money are you willing to spend. There is a great demand for rental housing, so that will NOT be a problem. Getting a good house in a great location is where you should look for answers. Not every zip code in Las Vegas will get you 30% appreciation. I can find you wholesale deals in those areas

What do you consider a high yield return?

As prices go up and rental rates decrease slightly the cash flow is decreasing as time goes on. In 2012 you could get 10-12% cap rates. Those days are gone. It is very hard to find even 8% cap rates in today's market. In most cases you can expect around a 6% cap rate. Prices have been going up so you can factor some appreciation into your calculation but I would base your investment decision upon the cash flow not the appreciation as the market may soften as would appreciation.

My team and I help foreign investor purchase properties all the time. We can handle the entire deal remotely if you are unable to come to Vegas.

We don't recommend single family homes at the moment. They are overpriced and there isn't much inventory. You are better off purchasing multi-family.
