Hi, I am a first timer buyer and love Medford area...but i heard about flooding issue in some area.
could you give me some guidence about the area which had flooding in past.

As stated by the others, the flooding occurred because the dams broke. The dams had not been inspected properly and the homes in those areas have been assessed for those damages. If you happen to be interested in one of those homes, this assessment will be disclosed to you. The township does have a flood zone map which you can review to see which areas are in a flood zone. Please do not let this deter you from Medford. I live in Medford and it is a great area. I am less than 1/4 mile to some of the flooding yet I do not live in a flood zone. Hi Hina,
Not to repeat the previous answer but just to add that your mortgage company will require a flood certificate to determine if you are in a flood zone and if flood insurance is required. You can also go to the township office and look at their flood map. Every township has a map that was done by the Army Corp of Engineers that determines flood zones. There are varying degrees of a flood zone, 50 year, 100 year, etc. The amount you pay for flood insurance is determined by these ratings. My advice would be to stop by the Township Office and view this map before you go out house hunting. There is also a FEMA web site that might provide some help. The flooding that nhappened a few years ago happened because the private dams that people had on their properties, gave out. After this there was some talk of the state having to have madatory inspections of those. And yes, the higher then usual rainfall and water runoff that year contributed to the dam failures.
