I may have a better option than the GNND program and it's the money down USDA mortgage.

You're asking a question that would be best answered by a lender. Here are a couple of names that would be more qualified to help you than REALTORS for explicit answers:

According to the current rules if you are;

***** Employed as a licensed full-time teacher by a state accredited public school or private school that provides direct services to students in grades pre-kindergarten through 12; and The public or private school where the person is employed as a teacher serves students from the area where the home is located in the normal course of business.

if not then no.
