Aaron brings up a good point and one that most agents fail to understand - for distressed homes lenders have to base their tax estimates on the current taxes which are usually high. Once you close you can petition the change but any mortgage qualification is done off existing numbers.

Blah blah....depending if you're in or out of the city limits I'd estimate 3200-3800 a year. Drop me the address and it's easy enough to get them and forecast if an appeal is in order.

It depends if it's in the City of Smyrna or if it's unincorporated Cobb County with just a Smyrna address. Assuming that this will be your primary residence and file for the homestead exemption, you can use 1.32% if you're in the City of Smyrna, which will include both city and county taxes and you can use 1.08% if it is in unincorporated Cobb County, but with a Smyrna address. Also keep in mind that the assumption is generally to multiply these percentages against the purchase price. However, if you're looking at a foreclosure that was a $600K house and is now a $400K house, you'll initially be paying taxes based on what the tax assessor says is the value, not what you're purchasing the home for. I looked up a home in Hampshire Place with a Smyrna address, Christie, and would estimate a budget of around $300 per month should put you in the ballpark. Good Luck!
