Heritage Harbour seems to have some real values now. Any negatives to this development?

I feel the need to comment on a few of the recent posts about Heritage Harbour.

Lennar (US Home) built ALL of the homes in the Harbour. It is a Lennar Community! There are only 2 other builders in River Strand that have models. Nothing has been completed by them yet. The drywall issue is limited to homes built between late 2004 and early 2007 and as Bill agrees, it is being addressed. Most of the drywall issues occurred in only one of the neighborhoods in the community.
Heritage Harbour was not any more overbuilt than other parts of our area (and southern Florida and other parts of the country).
Our current market statistics are quite remarkable! In the last 90 days 31 homes have gone under contract and another 16 have closed...and these were not fire sales. Most are selling at or above multi-county pricing.
We have several clients we can't find homes for. (but we'd love to try to find one for you)
Lack of children...not on my street!
Stuffy...Gated and deed restricted as we all knew when we bought.

Lennar is trying hard to make the Chinese drywall problem go away and is taking appropriate and proactive measures to support residents.

A nice community with many pluses including value. We recommend that anyone considering purchasing now to take a look at Heritage Harbour.

Hertiage Harbor has had some issues with some of there homes having Chinese Drywall. not all the homes but a small % unfortunatley the ones built by Lennar between 2002-2006 so this has caused the market to effect alot of the homes in there even the ones not built by Lenner plus, alot of investors bought in there with the adjustable ARMs loans which are now getting raised and some investors who bought to flip are walking away and add in the factor now that that whole area is over built from Hertiage Harbor to Lakewood ranch and all. however, the golf course is nice, it is quiet there, close to 75 highway and lakewood ranch with all it's activities there. Great time to buy in there, good values for the homes now before they were just selling too fast in the beginning but really it just got overbuilt out there.

We lived in heritage harbour for two years and recently moved to another area. If you want a relaxed atmosphere I wouldnt recommend. No signs of children ie basketball goals, play areas, etc are allowed. If you dont mind very strict deed restrictions and a somewhat "stuffy" atmosphere then its a nice area. It just wasnt for our family with three children.

Alan - I would recommend you have a thorough inspection for any home built or remodeled between 2001-2008. Heritage Harbour is known for a higher than average number of homes with Chinese Drywall in our area. We bought the first home in Heritage Harbour and plan to stay here for a very long time. It is a very active community with something for everyone! 70 acre fishing lake with walking paths, recently approved marina on the Manatee River, ball fields and playgrounds for young ones. Stoneybrook community has an 18 hole fee daily golf course and community center with health club and numerous planned activities. River Strand is a semi private, at the present, country club community with 27 holes of golf, tennis facility and a state of the art Club House. A variety of home, condo, and life style choices and YES, some very good deals!
Chinese drywall was found in some homes built within a specific time frame as was with several builders in our area. Lennar has been very proactive in addressing the issue and actually contacted homeowners that they thought might be effected. We have inspections done on all of our listings and sales to provide peace of mind to our clients.

We have done several inspections and found no chinese drywall but a diligent inspection is recommended. Make sure the Inspector can offer a Certificate and inspection guarantee. You have a good choice of Villas, condos and single family homes. River Strand Golf and Country Club is semi-private has 27 holes and Stoneybrook the Public course has18 holes. FIRST ANSWER

Hi Alan....Chinese drywall is a definite concern in Heritage Harbour. No one seems to know the extent and severity of the problem yet but Heritage Harbour has been right in the midst of the story. As long as you don't see any sign of a problem in your inspection, I'd say go for it, though. It's a nice area, nice location, good deals are there and the golf isn't bad either.
