Sounds like he is doing a cost plus building project. Many people don't like to negotiate. They give you the price and you can take it or leave it. Maybe you should compare this quote with some others. That will give you the information you need. It sounds like the builder wants the agent to lower their commission. It is pretty normal for the seller to pay the realtors commission. They just don't ask you to negotiate it for them. Talk to your agent. Talk to more builders. Maybe you are getting a GREAT quote. You have to do some homework to figure it out. Don't rush into it.

Is he your Buyer's agent, or is he a dual agent. By this, I mean: Is your REALTOR the one who listed the builder's house and is now helping you. He could get 6% in that situation. That building fee is a weird one too.
I tend to agree with the previous answers. It does sound a little funny.
I've worked with a number of builders, and I have never heard of a "fee" (must be a small builder). I also haven't seen a 6% commission paid to a real estate agent. This does NOT sound like any kind of a "deal"- Zack offered very practical advice. Be cautious with this transaction.
Ronald, I think you really need to have a detailed conversation with you buyer's agent and/or broker to explain the specifics of this. They know of the details that of course we here on the internet are missing. That should help clear up a few things.
