Help! What are the areas specifically for STR homes to purchase?

I am looking for an investment/vacation home close to Disney but when looking at the property details on websites do not know if that address allows STR. I know Kissimmee/Davenport/Clermont are the areas but not specific addresses. Any help appreciated. UK cash buyers up to $120,000 max but worrying that this is not going to be a large enough budget for a det pool home. All props we look at on websites in this price range seem to be short sales, which I know to avoid or houses that don't have kerb appeal for the STR market. We are just looking for a simple easy sale and at the end we have a great vacation home with any STR's as a bonus.

Patty my wife and I have sold many Vacation Homes, Townhomes and Condos in the Disney area and 4 family members worked as supervisors of construction for Park Square one of the largest builders of Vacation Homes.

Answers to other questions you asked earlier:

Short Term will in the end if placed with a good PM help pay for expenses while leaving time for your personal Holiday time.

Long Term will again pay for most if not all depending on the price you pay for the property of the expenses of owning the property. This could be a safer bet if the monthly cost of owning is a problem in the beginning to give time to recover with the economy and then transition back to short term.

If you'd like to contact me through my profile, I'd be happy to forward an attachment listing all the short term rental communities in Osceola County. This will include those closest to Disney and should help you determine whether or not a listing you may have found on your own is in the STR area.

Low to mid $100s is accomplishable in the current market. The further you go from Disney, the greater choice you will find in this price range.

Based on your comments, it sounds like you are really looking for a holiday home with the option to rent short term. For reliable and consistent rental you want to be as close to Disney as possible. To this end, the "best" rental properties will be higher if wanting a detached single family pool home.

As you mentioned Davenport/Clermony are great investment areas for STR. Haines City is also another area that has many of these.
Highlands Reserve,Calabay Parc, which are just north of the I-4 exchange at rte 27.
$150K is a bit on the low end but do able.
There are numerous golf courses in the area and the close proximity to the Attractions make this area great for STR.
Many of these homes already have management in place for bookings. Many owners have their own websites and do their own bookings.
