Hello, we like the Eastvale area and would like to know which parts of the area have lower mello-roos taxes?

Mello Roos is just part of the formula of payment and price calculations. You'd do well to consider the total monthly cost after all taxes regardless of where you're looking.

Eastvale is one of the high mello roos areas. If you're looking for low mello roos... a high dollar custom home, or a home that's 15+ years old would suit you best.

The special assessments that are attached to the property vary from house to house. Generally speaking, the older the home the lower that assessment. However, that's not always the case too. I would stay away from homes that were built between the peek of the market(2004-2006). But if you end up liking a home that might be a tad higher, you may be willing to pay more for it. Some houses in 92880 are not in Eastvale. Houses south of Archibald pass Santa Ana River which become River RD. has low total property taxes than Eastvale. Many houses in the Green River area are also in the zip code of 92880 and also has low property taxes.

Eastvale is my home since 2004 and I must say that we have higher taxes but our school systems continue to get better and new comers are happier to live here than else where.

My name is Lee Lo and is an agent that live & primary work in Eastvale area. 92880 is not entirely Eastvale, some houses in 92880 are in the old Corona that has no Mello-Roos taxes. There is also low tax area called Jurupa Valley with area code of 91752 that is next to Eastvale and very close to Highway 15.

Herald Sharpe makes a good point with plenty of details. Mello Ross is very tract specific, the year the home was built, the builder, etc.. Each home address should be verified before you write your contract.

Check with an agent at The Homefinding Center over in Corona. They represent many buyers in the Eastvale area and I'm sure they could help you out with this question.

Joe,
Eastvale for the most part and as well many parts of Riverside county with newer homes,... have some higher taxes.
You can look for properties built in 2000 - 2001 or 2002 but this may also help...
Each property is different, however there are some GENERAL rules of thumb and you check by property address.
rules of thumb: General - That means not always.
1. most newer homes have them usually built newer than 2000. this does not mean buying a 1999 avoids the rule you always need to check.
2. the homes in one subdivision are generally similar to each other. subdivision, - thing 1/4 mile increments by larger streets.

The good news: There are some terrific values in Eastvale right now.

The bad news: You're going to see Mello Roos just about everywhere and the amount will likely vary little.

Choose an experienced agent who specializes in assisting buyers. There is a homefinding center in Corona with knowledgeable buyers agents.

office in Eastvale. The oldest homes were built in 2000

There are no "areas" that anyone can direct you to because they are literally scattered. (e.g., one house across the street could be $500 higher , and your next door neighbor could be lower by $500).

Instead, look at the quality, size, and price range you are looking for -- a seasoned buyer's agent can help you get the mello-roos on the spot, address by address to see if it fits in your self emposed budget.

Builders place mello roos on properties to cover expenses during the development of a community in order to keep house prices down and affordable. Since the Eastvale area is a new community, the mello roos cover most of the newly incorporated city. They pay to cover parks, fire stations, sidewalks, etc. Mello roos do have an expiration date, however, so eventually they go away. Many builders constructed in the Eastvale area, so if you can be specific on amount you want to pay or which tract of homes you prefer, I can clarify the mello roos. I'm here to help you!

To dovetail off Nazar's answer, the older homes do have lower taxes. Some of the first neighborhoods, in Eastvale, were built in 2001. That's your sweet spot for the lower taxes. You'll also find that many of these neighborhoods have mature landscaping and upgraded hardscaping too, which brings an added bonus... low taxes and a well improved home means you spend less all the way around.
