The sellers agent who was selling the home told us that the bank accepted the offer!!! We were so happy! Then a few weeks went by and we are still waiting for the paperwork in writing. They keep telling us that the bank has accepted the offer "verbal acceptance". This means NOTHING to me. My agent (Buyers agent) had the sellers sign and initial the Purchase Agreement that they were also OK with the offer. Question is: Why is the bank taking so long? Should I be pushing my agent to see what the heck is up or should I be patient??? My agent assured me that the bank cannot sell it to another person but I have read otherwise thanks to this forum! Should I trust her??? My agent recently email me and said: "what we are waiting for is the last Bank to sign off on holding the current homeowner harmless for the difference between the amount owed and the
accepted price. What should we do?? I cant sleep at night. To make things worse, my agent is not as responsive to my calls as she used to be
Jeffm Hang in there. We have had some short sales take a mighty long time. If you can....be patient, particularly if this is the house of your dreams. If you can't sleep at night you must really want it. Hang in there. Nothing sounds abnormal if it's a short sale.

Based on the info you have provided it appears that your purchase may be a home that is being offered as a short sale? The "sellers" you mentioned who signed and initialed the offer were the homeowners, correct? If so, by now your offer should have been submitted to the bank that holds the mortgage. Now all you can do is wait for them to respond...and it does take them a long time to respond... sometimes weeks or months and there is no guarantee they will accept it. If you put a time frame for a response to your offer you may have the option to walk away from the deal however this is something you should discuss with your Realtor.

Sounds like you are going through the typical short sale. Sometimes it can take the bank months to close the deal, especially if there is a second motgage on the home. Hopefully your agent has short sale experience and can guide you through the rest of the process. If she isn't responsive to your calls, it's probably because she doesn't have any news for you. Communication on these sales can be very painful and slow. Hang in there and keep your attitude positive. I don't want to alarm you or keep you up at night any more than you already are, but this is typical and sometimes these sales never make it to a closing table. If you are going to pursue short sales, you need to know that it is a gamble. Don't let it break your heart if this deal doesn't work out. Keep tying with other homes and continue being patient.
