You want to walk to Nordstrom, weekly, on paved sidewalks, don't you?

A townhome near Phipps or a Dunwoody or Sandy Springs mid-century ranch neighborhood are likely options but the suburban, Scottsdale feel with remarkable proximity to the luxury brand shopping that you seek is somehow lacking for you.Hmmmm...

You have a unique case. Most people don't mind a quick drive to Nordstrom, and you have two to choose from within 15 minutes of each other...

I'm thinking Garden Hills, or Buckhead Forest would make a girl like you happy. You'll find a flock of Nordstrom shoppers deploying from these enclaves every morning!

I'm also thinking that Vinings isn't so bad, unless your shopping proclivities just can't stand cute, sole proprietor, local shops.

The urban grit of Ansley Park (did I actually just write that? I really don't know how or where to find urban grit in Ansley Park) is probably just too much for you too, but you would like the suburban feel once you get inside the green interior.

I used to work for a Scottsdale HQ'ed company, and the closest type of suburban development that I can recommend in Georgia that is somewhat like the sprawling master planned communities of Scottsdale, and somewhat like the luxury brand malls, retail amenities and outdoor shopping centers of Scottsdale, would be a neighborhood like Windward in Alpharetta, or somewhere similar near the North Point Mall. For some reason, since Alpharetta doesn't have a Nordstrom, you won't consider it. Hmmmm...

Regardless, your expectations are achievable and the "look-see" trip to Atlanta should cement a few options for you. Just keep that price point and go make an incredible deal.

The (non-rural) suburbs of Atlanta are loaded with Swim/Tennis Subdivisions. Surprisingly, not all have the side walks you desire, but we can certainly focus on the ones that do.

Traditional homes are the norm in our area and probably have the easiest resale potential. We're about 60/40 when it comes to homes with basements or without.

Fortunately, our MLS system allows us to search by features, such as stone countertops, enabling us to find that renovated gem in a great location.

New construction, closer to downtown and your husband's potential work, will most likely far exceed the $725K mark. But, you should be able to find something near the Perimeter area, or Roswell/Alpharetta like someone else suggested.

PhippsPlaza/Lenox Square are located in an area called Buckhead, which is a 'downtown' of sorts, but not THE downtown of Atlanta. There are several neighborhoods tucked off the main streets of Buckhead. Some corresponding zip codes would be 30339, 30327, 30342, 30305, and 30326. This should give you a good start.

Of course type of home, size, and price must also be considered and may lead you to another part of our metro Atlanta area.

Smyrna Vinings, which is the area that includes 30339 and Paces Ferry Road, would be a great place to focus. Atlanta is not known for great traffic, so if you're looking anywhere else, you'll really want to understand what that means. Commuting from Roswell, Alpharetta, Brookhaven, Dekalb County, etc. would not be very enjoyable.

There are many wonderful areas of Atlanta to live in that are definitely NOT rural. You might want to consider the Dunwoody area which has a large shopping mall(Perimeter Mall)with a Nordstrom's, nice neighborhoods, good public schools, restaurants, parks etc. You might also consider Alpharetta/Roswell area which is near Northpoint Mall and also surrounded by many new construction neighborhoods/subdivisions, new restaurants, new strip malls, new grocery stores, public parks and plenty of things to do. Let me know if you would like some specific names of neighborhoods/subdivisions to view.

Hello:

If your husband is going to be working in the Paces Ferry Road area there are three main areas that I would suggest looking in. One is Brookhaven which is north of Paces Ferry, close to Phipps, new shopping areas but with nice established neighborhoods. Also you are in DeKalb County and not in the city of Atlanta thus lower taxes. Next would be the Vinings area in Cobb. Not quite as close to Phipps but close to Paces Ferry and a great area. Third would be the Chastain Park area. Location is great and good neighborhoods and shopping. This is in the city of Atlanta limits. All should have homes in the price range you are looking at.
