OREGON. We are trying to find a low interest rate though and prices in our price range of no more than about $95,000! We are looking for 3 bedrooms, 2 full bathrooms, small yard, plenty of storage, closets, open layout of a house. Any advice? Any suggestions? Any leads? We need some help please! We have already been pre-qualified for $95,000 but may want to make the mortgage loan a bit lower than that to keep the payments in our price range of no more than about $650.00 a month! Are you looking at FHA because of the lower down payment? As a suggestion, you may look at our zero down program. Reason being, it's a true 30 yr fixed with no pre-payment penalty or other negative features. The seller can pay for your closing costs and pre-paid items such as your first year of property taxes and home owner's insurance. You honestly can pay for just the appraisal and have everything else is covered.

What is nice about this program is the interest rate is the same as FHA but there is no pmi (private mortgage insurance) which will automatically allow you to purchase more of a home using the same payment you would have on your FHA loan. A manaufactured home will not work on this program but a condo, single family and townhome will.

This program also is more lenient on credit history and debt payments vs. income ratio vs conventional and FHA. We post the rate on our website http://www.ambientlending.com

K&M, my house meets many of your desired qualities. Its in Winston, OR (10 miles south of Roseburg) and is listed for $69,900 (I'm moving out of state and getting married and just want to break even for a quick sale). It has 3 bedrooms 1.5 baths (sorry) and a new 10x10 storage shed. One bedroom has had the doorway widened to accomodate a wheelchair and the covered entrance has a ramped access in addition to stairs. Its been largely remodeled and treated with lots of love. Pre-qualification doesn't give you a good idea if you can afford the home. Get Pre-approved and ask for a Good Faith Estimate, that will give you a good idea of how much money you will need for closing and on the bottom it has the estimated monthly payment.

I don't know how to answer the folks who respond to MY posted questions on this site. I hope I am doing this right. If not, oops, sorry. Would someone please kindly tell me if i'm doing this wrong to answer folks responses? Thanks. Okay so I'll try to answer the folks responses to my posted question. We are looking for a home in Medford, Central Point, Talent, Phoenix, White City, Eagle Point, those kinds of area, we would really prefer to be in Medford somewhere though! And no we are definately not looking for homes up in Portland or anywhere even close to that area. We are looking in Southern Oregon. Manufactured homes are okay, single family stick built homes are okay, townhouses are okay and condos are okay!! Bigger than 1000 square feet, 3 bedrooms, 1 1/2-2 full bathrooms, backyard of some sort (not too big of one though), upstairs would be okay, appliances included would be a big plus for us, prefer no wallpapered walls, no paneling if at all possible, plenty of storage space, closet space, counter space in the kitchen is a must. So, I hope that tells the folks who reads this posting what my husband and I are looking for to purchase regarding our very first home!! Thank you. Take care. And please any advice, suggestions, ideas, thoughts, information would be great and appreciated. Hoping to move within the next few weeks to a few months down the road.

If you let us all know the type of lifestyle you seek and work you may need to pursue we can help to direct you to some specific markets where you can afford a decent home for that amount of money. In Portland this won't get you much. In some of our rural towns and areas it can get you a good starter place.
