I am a lender based out of Denver, Colorado. I have provided many home-buyers with great mortgages in Colorado Springs. I would be happy to discuss financing with you too.
Regarding credit scores, the minimum credit score required for a new mortgage currently, is 600.
The loan program that fits you best depends on your down-payment. The minimum down-payment required currently is 3% (FHA mortgage).
Coldwell Banker Home Loans is a very stable lender, and provides mortgage financing in Colorado without mortgage fees.

Hello.

SInce some of the specifics you identified are related to borrowing...I'd refer you to this site: http://www.mtgprofessor.com/ I think he does a super job addressing all the elements relative to lending, etc.

In terms of being a first time home buyer, you'll definitely want to interview several Realtors who work down that way...let them know your situation, and see who has the best relevant experience AND the best rapport with you. It'd be great if you could get recommendations on the handful to interview, but if you can't, places like Trulia are good places to search.
