For vacation I would say Reunion is one of the best places to be. You could purchase a home within your price range & requirements over there. The community is 24 manned gated, It has 3 golf courses, a 15-million dollar water park. 11 community pools, tennis courts, spa, restaurants,.. it is like a little city within the community gate.
Heathrow would also be a great choice. It is where I live myself. Heathrow is a manned gated, golf community within Lake Mary city limits and Lake Mary has been voted repeatedly as one of the top 10 cities to live in USA. We have great shopping, fantastic fine dining, lots of biking & walking trails it has more of a family type living vs. Reunion that is essentially a resort and you have more of that vacation feel. The homes start at around $350K and go all the way to $3M to $4M. From Lake Mary to Orlando you have only 17 miles Drive.
In Orlando I would say Lake Nona area is the best to be, Eagle Creek is a fantastic community, manned gated, with gold course, club house, ....

Not many in Central FL to match yiour requested criteria if indeed you need it zoned to allow for short-term rental?
However if you only want to use for your own personal use and you do not wish to rent out to others on a short-term rental basis, then there's many more as we can look at Residential zoning homes too!

Only Osceola, Lake and Polk Counties have the correct zoning for short term rental, Orange County does not.
Be careful who you work with if you decide to buy in a short term rental community, not all Realtors understand the product.

Looks like you already have plenty offers for help. I'm sure 1 of the many agents who responded will be able to find the perfect home for you. All agents have access to the same database of homes for sale, therefore you only need to work with one. You should find someone that you like and is knowledgeable and trustworthy.

If you are looking for something to rent to tourists when you are not using it, then you will find it nearly impossible to fulfill your wish list. Couple reasons for this. 1) 3000 sq ft is really huge for a short term rental pool home. 2) Schools zoned for vacation land are not excellent. 3) Not all that many have guards.
On the other hand if you are looking for a true second home, then there is some selection, but probably not in the areas that are being mentioned. Gates and guards are not all that common and certainly not for $133 per square foot or less. You will either need to rethink your budget or you home size if you want to Windmere, Dr. Phillips, or Winter Garden. Celebration does not have any gates, it's totally open.
