Unfortunately my fiance and I dont make enough to get pre-approved for that price range. We topped out at 225,000. The houses I looked through in the price range were mostly wrecks. If your house is in showing condition you should be able to move it fast because by the time I wanted to see a nice house they were under contract or had an offer already. From what I experienced is that if your priced right, for todays market you will move it. I have seen a lot of homes in the 290,000 range drop their prices after a month. I have recently just gone under contract myself because I found the only house that was clean, fresh everything and priced better than the wrecks.
The one thing I didnt in your description read is a dining room. That's important for first time buyers, they plan on entertaining.
I live on Eagle Road (not near the Superfund site) actually between the old Oakmont elementary school and St. Denis, and prepping my house for sale. What are buyers looking for these days in this area? My house is a single home, brick, with two bedrooms on the first floor, a combined living room/kitchen area with newer Cherry cabinetry, granite countertops and a gas fireplace, and 1.5 baths on the first floor. The second floor has two rooms, separately-zoned heat from first floor, and extra storage under the eaves. The basement is a full basement divided into two rooms, one room is finished, the other room is partially finished and has the HVAC and laundry areas. The basement has a separate entrance into an enclosed breezeway that connects it to the two car garages with automatic garage door openers and more storage in a loft. There's an expanded patio too. Next week I am putting in an Energy-star rated new central air conditioning unit for the first floor.
since you have been looking at homes in Havertown, I was wondering how my house might sound as a starter home compared to other homes you've been seeing, from a buyer's perspective? I'm hoping to list my house at $250k because I'd like to be able to move fairly quickly, although the house was appraised last week at over $260k.
Havertown is a much sought after neighborhood with great transport and amenities.
